Montagno Construction built this 25,000 square foot, 3-story girls’ dormitory with faculty housing. Thirty traditional 2-student dorm rooms are interspersed with faculty apartments on each level to ensure supervision at all hours. The building, equipped with an elevator and fire sprinklers throughout, was built with a hybrid light gauge steel and wood structural construction with Hardiplank clapboard exterior to blend in the rural setting.

Our site work included abatement and demolition of an existing building, installation of all new utilities, drainage, landscaping, sidewalks, patios, and retaining walls to transition between 2 grades on site.

St. Patrick’s Hall

St. Patrick’s Hall was an abandoned, fire-damaged rectory next to the restored Palace Theater when Montagno Construction was hired to adapt, renovate, and restore the 4-story building for the University of Connecticut Waterbury.

We performed a gut-rehab and historic restoration including a new roof structure and deck; installation of an elevator, a 4-story, 6’ wide addition in an alley to make additional space for restrooms; complete restoration of exterior masonry, all new electrical service, plumbing, HVAC, and telecom. The facility is appointed with high-end windows, doors, hardware, fixtures, floors, and curvaceous walls, including 2 ovoid conference rooms.

The beautiful St. Patrick’s Hall, housing lecture halls, event space, adjunct professor offices, and a Starbucks accessible to the public, will serve UConn Waterbury in the 21st century and beyond.

Safe Haven now occupies the long-abandoned F. D. Grave Cigar Factory originally built in 1884 with a dirt basement and wooden support columns. Montagno Construction as CMR performed a gut-rehab for this adaptive reuse. We poured new footings and replaced the columns, washed and repointed all exterior brick, removed the rotted wood floors, replaced all windows and roof, and sandblasted the interior brick walls, to feature exposed brick in some community spaces and apartments.

The ground level contains supportive program space, common areas, offices, and a store front. Day programs include meals, laundry facilities, showers, medical care, counseling, job placement, and access to computers. The upper floors were renovated into 33 studio apartments for the chronically homeless and other Liberty Community Services clients. The project was funded by CHFA, LITHC, DOH, DECD, HUD, and DSS with CHRO requirements.

Montagno Construction managed the total restoration and adaptive reuse of the historic Margaret Croft Elementary School in downtown Waterbury, a 95,000 sf, 4-story school built in 1910. It was later used for over 40 years as a public high school, which included an auditorium and a pool. It was abandoned for 20 years until developers relied on Montagno Construction to bring the building up to modern standards for medical office use.

We repointed all exterior brick, replaced new windows and entrances, oversaw installation
of a new roof, new HVAC, and new electrical, and constructed all new floor decks above the
old concrete elephant pans.

The project, successfully completed in 1987, has remained in continuous use ever since.

Montagno Construction was CMR for the historic restoration and phased renovation at this active day care center. Our scope included new roof, new windows, new HVAC, exterior masonry repointing and replacement, the addition of the building’s first elevator to the interior of the building, and all interior surfaces and finishes.

The third floor was prepared for future interior fit-out. This project was funded by DSS, the Department of Social Services.
