Montagno Construction transformed the historic French’s Mill, once a brass and copper manufacturing site, into a modern medical office facility on a steep site adjacent to Waterbury Hospital. This adaptive reuse project involved selective demolition, raising the site elevation by three feet, and meticulously repointing and repairing the original brickwork. Key upgrades included replacing all windows, installing new HVAC systems, and completing the interior build-out. Montagno constructed a new floor three feet above the original to align with the raised grade, then fit out the space for OptiCare’s medical offices. The remaining 60,000-square-foot, 2-story structure was completed as a warm, vanilla box for future tenants, including the Naugatuck Valley Surgical Center. The new ramp from Grandview Avenue provides accessible entry, merging historical preservation with modern utility.
