Brookfield Village

Montagno Construction successfully completed the construction of Brookfield Village, a mixed-use development in the heart of Brookfield, CT, featuring 88 affordable and market-rate apartment units. Phase One of the project was funded by the Connecticut Housing Finance Authority (CHFA), Low-Income Housing Tax Credits (LIHTC), and the Department of Housing (DOH), and was developed with CHRO requirements. Phase Two introduced enhanced features such as loft spaces, additional bedrooms, in-unit laundry, and community gathering courtyards to foster a vibrant, connected neighborhood. The entire development spans over 120,000 square feet of new construction, with both phases achieving Energy Star certification and a verified HERS rating to ensure energy efficiency and air-tightness standards.

In addition to the residential units, Brookfield Village includes nearly 30,000 square feet of retail space on the ground level, providing convenient amenities for residents and the broader community. The project also involved significant site preparation and the installation of new infrastructure. Touted as a catalyst for a revitalized town center in Brookfield, this development not only serves local residents but also caters to commuters, making it a key asset to the area’s growth and community life.
