Montagno Construction served as general contractor in the construction of this 61,000 sf, 4-story multi-family, mixed use development within the city of Stamford. The top three floors contain 88 one- and two-bedroom super-insulated apartments, designed to be carbon neutral and Energy Star Rated. The first floor features 2,200 square feet of retail and covered parking on grade.

Construction is wood framed over a steel and concrete deck. Two pre-bid borings did not reveal what we discovered during excavation – old foundations with rebar, old pilings below them, abandoned car chassis, 3 or 4 vehicle engines, and more – over 6 million pounds that had to be processed, separated, and hauled off site. The remaining fill and substrate had to be compacted and tested repeatedly to ready the earth for the designed piles, footings, and foundation.

Our proactive project management mitigated the impact of these unforeseen conditions on the project’s schedule.

Eugene O’Neill Theater Center

Montagno Construction was chosen as GC for the first major physical enhancement of this artistic talent-development theater campus. We oversaw construction of seven new dormitory cottages, with a varying number of bedrooms that now provide housing for 65 visiting artists and faculty. The buildings are arranged in a village setting, and the homes resemble expansive Victorian, beach-side residences.

We built an airy, soaring rehearsal hall with a 1,500 sf choreography studio and a multi-station, keyboard and computer sound lab. A community laundromat was also built onsite.

This $5,900,000 project, including all infrastructure and landscaping, was completed in just over a year.

Montagno Construction served as Construction Manager at Risk for the new construction of 56 apartments as assisted living for the Seymour Housing Authority. The 60,000 sf, 3-story facility has an intimate feel with 1- and 2-bedroom apartments on the upper floors, and offices for the housing authority on the lower level. Features include a commercial kitchen, a formal dining room, communal living rooms, a library and computer room, a community room for crafts, games, and performances, a solarium lobby, a covered patio, locker rooms, and a walking trail.

The $8,300,000 project (current value $12,000,000) was funded thru HUD, CHFA, LIHTC, and DOH with CHRO requirements, and was completed in just over one year.

Montagno Construction’s time-honored management practices served our clients well in the new construction of this 36 unit, $2,600,000, 21,650 square foot apartment building. Special features included super insulated building design details such as double thick walls and 18” of insulation above the ceilings, which aim to conserve our natural resources and result in extremely low utility costs for residents.

The scope also included a fitness room, onsite laundry facilities, and off-street parking. The project is a combination of studio, junior 1-bedroom, and 1-bedroom apartments, all boasting full kitchens, upgraded cabinets and granite countertops.

Another high-end finish in the apartments was thick plank tile flooring throughout, which resembles hard wood floors. Fourteen of these beautiful apartments are designated affordable, and all are Energy Star Certified.

This handicapped accessible senior housing complex was renovated in two phases. The exterior envelope of this 7-story building was updated, including new roof, all new windows, new EIFS exterior coating, and new kitchens were installed in all 77 apartments during phase.

The 2nd phase provided a new entry with canopy, new lobby, completely renovated corridors, common rooms, and meeting rooms, and new boilers. All work took place while this apartment complex was completely occupied. The project was funded thru CHFA with CHRO requirements.
